If you are refinancing your property, please tell your lender that you would like St. Johns Law Group to provide Real Estate Buyer Representation for your borrowing.
As part of a refinance, you may be entitled to a discounted rate of title insurance. In order to provide a reissue credit, we must retain in our files a copy of your prior owner’s policy of title insurance that was issued when you purchased the property.
As part of the closing process, we are also required to retain a copy of your hazard insurance (homeowners insurance) declaration page in our files. Please make sure to forward a copy of such to us at your earliest convenience.
Need to have the closing documents sent to you? No problem. You will need to sign in the presence of a notary public and one additional witness.
Need to use a power of attorney? Our Real Estate Buyer Representation attorney can draft a power of attorney for use as part of the closing. The laws in Florida surrounding the use of a power of attorney are quite rigid.
On the day of closing, please make sure to bring a valid driver’s license or other government issued photo identification so our Real Estate Buyer Representation attorney may properly notarize your documents.
Wire Transfers Only. We are only able to accept wire transfers for funds required for closing.

Keep your title policy for future use. If you have a loan, you may be eligible for reissue credit on a lender policy should you ever refinance.
New primary residence. File for Homestead Exemption with the St. Johns County Property Appraiser.
